A few months ago I decided the market was right to start looking for a home to purchase. I looked online and found a couple of properties I wanted to see in person. I contacted an agent whose name was listed. That agent promised to call me back the following week but never did. I contacted another agent who was also unavailable and gave me very little information. While waiting for someone to call me back, I continued to look online and found an appealing property. I decided
to drive by it and saw it was actually was very attractive on the outside. I really wanted to see it inside right away. The listing agent was Roberto Gonzalez. I called Roberto and asked to see the property, expecting to have to wait a couple of days or more, based on my previous experiences. A friendly helpful voice

Well, I did not end up with that house, but I did find my new home eventually. Throughout the process of looking at properties, writing a contract and purchasing my home, Roberto could not have been more pleasant, helpful or knowledgeable. He always returned my calls promptly. He always managed to meet me at properties to view within short period of time. He was able to answer every question I threw at him and if he needed to get back to me for anything I knew that I could count on him to do that and to be very thorough. He was exceedingly professional, patient and pleasant, willing to explain things to me
repeatedly if necessary. When the negotiations got tense, he handled everything calmly and expertly and saved me money on the deal. I know everyone hear the term Feng Shui, some cultures provide the earliest evidence for Feng Shui, The history of feng shui covers 3,500 plus yearsbefore the invention of the magnetic compass and its origins relied on astronomy, the goal of feng shui as practiced today is to situate the human built environment on spots with good CHI. The "perfect spot" is a location and an axis in time. Some areas are not suitable for human settlement and should be left in their natural state. The idea is to control and learn how to use the creative cycles of the five Feng Shui elements this are WOOD, EARTH, FIRE, WATER, METAL, can we use this to our advantage? Can we do something different to get our listings more appealing? I think YES, I recently have a listing that make me realize how important is the feeling of a home, and I have experience a very peaceful one, as I enter the home, this feeling of peace, very pleasant, very open, even when the house was small, the atmosphere was terrific, I noticed a center fire place in the family room, the colors throughout the house where all earth, it is like everything was in perfect harmony with all the pieces in the walls as well as furniture, nothing fancy, just simple, them the owner ask me if I ever hear about Feng Shui, so my answer was no, and she explain to me in great detail all she has done to the house, we have 5 showings , and everyone said they love it, we got a contract in lass than 30 days, do you think this can be possible? Well, I do, so now my first advice to my sellers is to rearrange some things in the house as well as to get different colors, first LESS IS MORE do not overdo with personal touches. Invest in some landscaping it will increase the property value and create a totally new energy around the home. Remember CHI is the term for the universal energy, or the energy that permeates everything around us. This feng Shui term applies to the energy inside your body, as well to the energy inside and outside of your home, so let's get the energy moving!!!!! And good luck

If you are thinking about selling your house in this difficult market you really need to be creative, understanding, flexible and reasonable, I’m sure you love your house, I’m sure that you and your family share so many good times and memories that will last forever, that you probably expended unimaginable amount of time fixing, cleaning, repairing and decorating, that you work all day mowing the grass, now the truth WHO CARES!!!!!!!!!

People buying don’t care about you or how much you love your house or how much you enjoy you back yard on the weekends, neither on how many memories you have in it, Or the back pain you suffer because the intense labor you did wile landscaping the property, all they care about is HOW MUCH IS GOING TO COST THEM!! They do not have the emotional attachment you do, Bottom line, if you like to sell your home don’t over price it, remember inventory remains high, competition is fearsome and market conditions make it difficult to sell, despite all this negative factors there are some things you can do to help selling your house aside from price, lets talk about this, we know that there are many homes for sale around yours, we also know that sellers tend to over price, #1 price your home at a fair market value, now, ask yourself a Question!! What makes your house different from the others? Put yourself in the buyer’s shoes, if at this time you where the buyer would you buy your house? Or would you look for something else? Remember, yours needs to be the shiniest apple in the basket in order to get attention, right!! Cut the grass, trim the bushes, clean the gutters, spiff of the exterior, proper lighting is very important to the appeal of the house, remember people often drive by the property in the middle of the night to get a feel of the neighborhood, you want to make sure they see it, do not leave trash or garbage cans in front of the property, touch up window frame seals as well as doors, that is the first step before they want to go in.

Remember, painting is fairly inexpensive way to make the inside to look newer and cleaner. #3 De-Clutter, less is more, take some time to do it!!! will make a huge difference and you are selling the house right? Star packing some of the items you have in walls closets, counter tops, this will give your home a better appearance, it makes small rooms appear larger than they actualy are, throw away what you dont need, ok, you got it, in other words, detach yourself from the property, you wont be living there much longer!!!!

Yes, it is a big problem and expensive one to have!!!, Bed bugs are increasingly becoming a problem within residences of all kinds, including homes, apartments, hotels, even in airplanes, and can be transported from place to place, because bed bugs readily hide in small crevices, they may accompany luggage, furniture, clothing, pillows, boxes, and other such objects when these are moved between apartments, homes, etc, used furniture, particularly bed frames and mattresses, are of greatest risk of harboring bed bugs and their eggs, they can be found practically anywhere, we recently have a building infested with this terrible bug that is extremely hard to treat, Since Landlords and property owners have specific legal obligations to provide safe and habitable accommodations for tenants. Certain infestations, including bed bugs, may constitute an unacceptable condition, Generally, landlords are legally required to contract with a licensed pest control operator. so we have to hire one, it is a long process that can take weeks and even months, and only with the full cooperation from tenants, and even them is not with a promise that the problem will end, normally because tenants don't comply with everything that needs to be done in order to treat the premises properly, here is a list of things to do.

Because bed bugs and other pests may spread through cracks and holes in the walls, ceilings and floors, it is wise to inspect adjoining apartments on the same floor as well as those directly above and below.

1: All bed linens need to be removed and laundered

2: All beds should remain stripped

3: Mattresses and box springs need removed from bad frame since the frame will need treated. In addition, undersides of box spring and mattress' will be inspected as necessary, Mattresses and box springs can be permanently encased within special mattress bags

4: All closets need to be emptied and clothing laundered

5: All furniture needs to be moved at least 3 feet from the walls

6: Furniture needs to be available for inspection and possible treatment

7: Heavily infested mattresses must be discarded and wrap with plastic to avoid spreading to other areas

8: Dresser drawers need to be emptied, dressers and emptied drawers will be treated

9: Carpets may need to be pulled for treatment to cracks and crevices

10: Reduce clutter to limit hiding places for bed bugs

11: Thoroughly clean the infested rooms as well as others in the residence

12: Caulk and seal all holes where pipes and wires penetrate walls and floor, and fill cracks around baseboards and cove moldings to further reduce harborages

After all this is done repeated treatments need to be performed regularly in order to keep this resilient bug away!!!! You need to adopt a well-consistent strategy.
